When it comes to selling a house in today’s market there are tried and true methods that work efficiently when executed properly.
- Pricing – To sell a house as quickly as possible at the highest possible value, it is important for a seller to properly position their property in the market place.
- CMA – As a listing agent I will analyze the comparable active, pending and settled properties within certain parameters relating to your home. This CMA will help set a baseline for the value of your home. From this baseline we can then make adjustments to arrive at an estimated listing price for your property. Occasionally there are repairs or alterations that will add to the value of your home and bring it to the highest possible value. If repairs are within your budget they are worth considering and can be discussed at the listing appointment.
- Staging – Prior to listing your property, it is important for the homeowner to consider staging the property to make it as marketable as possible. Staging adjustments may include, but are not limited to: decluttering and cleaning your home thoroughly, ensuring all lights are working and easily accessible for the showing agent and their clients, accessing the curb appeal of your property (this includes windows, shrubbery, and façade), Lastly, gather all old receipts for any maintenance or work that has been completed during your time at the property as the new buyers will greatly appreciate these items.
- Launch – Once the property is ready to list we set up a time to photograph the property. Once the property is photographed and everything is in order, it’s time to launch. This includes getting a sign on the property, uploading the property to the Multiple Listing Service and hosting a Brokers Open House for Realtors to preview the property.
